We keep everything organized so you can focus on the fun parts of designing your home while knowing you’re supported every step of the way.

Estimated Time: 30–60 Days (if design is required)
If construction drawings have not yet been finalized, this phase focuses on shaping the home itself. We expand on architectural style preferences, layout priorities, and how the space needs to function for your lifestyle.
We’ll discuss whether you’ve reviewed online floor plans or worked with an architect. Floor plans are customizable, and elements from multiple layouts can be combined to create a design tailored specifically to you.
At this stage, we introduce the design contract. The design fee is $2,500, and once completed, you own the finished construction drawings. This agreement allows us to create a custom plan before moving into final construction pricing.
If you have already completed construction drawings prepared by an architect or designer, the design contract is not required. In that case, we move directly into plan review and pricing.

Estimated Time: 10–30 Days for Permitting
If the lot has not already been secured, land purchase takes place after the construction contract is executed.
We then prepare and submit the completed construction plans to the local municipality for review and approval. Our team coordinates directly with city or county officials, responds to plan review comments, and manages revisions as needed. Once approvals are secured, the building permit is issued, and the project is cleared to begin construction.
Approval timelines vary by jurisdiction and review volume, but we handle communication and coordination throughout this phase. This allows you to stay focused on decisions and selections while we manage the regulatory side of the process.

From the initial meeting through final completion and move-in, most new construction projects fall within a 6- to 9-month timeframe.
A structured process keeps expectations aligned and helps the project move forward steadily from concept to keys in hand.
Every project begins with a conversation, either in person or by phone. This first discussion focuses on understanding your goals and determining whether the project is a good fit.
We review your desired build location or target area, whether you’re planning a ranch or a two-story home, approximate square footage, the number of bedrooms and bathrooms, and whether you prefer a basement or a crawlspace. This establishes a clear framework before moving into design or plan review.

Estimated Time: 2–3 Weeks for Final Pricing
Once construction drawings are complete or received, we prepare detailed pricing based on finalized plans and specifications. We review how allowances function so you understand what is included, including items such as appliances, flooring, cabinetry, countertops, and finished electrical fixtures.
We also confirm how the project will be funded. In most cases, the builder provides construction financing, though some clients secure their own loan or pay as construction progresses.
After reviewing pricing and expectations, the construction contract is issued for signature. A down payment is collected at signing, typically ranging from 5% to 20% of the total project cost, depending on customization, location, and how the project is being financed.

Estimated Time: 4.5–6.5 Months
After permits are issued, construction begins. This phase includes groundbreaking, framing, mechanical rough-ins, inspections, interior and exterior finishes, and a final walkthrough prior to move-in.
The timeframe from groundbreaking to completion typically ranges from 4.5 to 6.5 months, depending on the size and complexity of the home.
